100 % FREEHOLD!

Property situated in a peaceful and picturesque village near the town of Svishtov, Veliko Tarnovo District.

The property shown is located right in the village's center, close to the church and the pub, right behind the village's bus stop. The house is solid, brick-built, on two floors in overall very good condition.

The first floor comprises of a big glazed entrance-hall, a kitchen, two rooms and a big corridor. Underneath the house is the cellar. It could be used by its original purpose- as a storage, or it could easily be transformed into anything else (a nice authentic tavern or a winery for example).

Outer cement stairs are leading to the second floor. It offers another three rooms and a corridor. As there is plenty of space bricking-up another inner bathroom would be no problem. A lot of charm to the house is bringing the veranda in front of the second floor. It provides stunning views to the surrondings.

Yet there is an attic having the same floorage as the other two floors. This is a great opportunity of turning it into additional living area with its own bathroom for example.

Outside the house is the yard. Spreading over 1500 sq.m. of land, well-kept and absolutely plane, it provides numerous opportunities. Bulding-in a swiming-pool is an excellent idea of what it could become. This would bring much more charm to the property. At the moment there are beautiful flower and fruit gardens, lots of fruit trees and trellis vines. All this could be developed into something even more beautiful and also useful.

Most of the Bulgarian rural houses have lots of farm-buildings. This one does not make an exception. There are a barn, a granary, big hay-loft, pigsties, penthouse and hen-houses. All these could be used by their original purpose, or could easily be transformed into anything else (e.g. Additional living area, playing rooms, workshops, BBQ area, etc.).

Water and electricity are connected to mains, Cable TV and Internet could easily be provided. There are water fountains inside the house and outside in the yard. The property is in overall very good condition, but for more comfort would naturally need some renovation work.

About the village

The village of Aleksandrovo is located in Central North Bulgaria, five kilometers away from the International road I 3 and 35 kilometers from Svishtov and the Danube River. Quiet and peaceful, with population of about 300 people, it spreads between the folds of the Danube Plain. The soil is extremely generous which is why most of the local people work in the agriculture.

Aleksandrovo was named after the Russian Emperor Alexander II, also known in Bulgaria as „the Liberator“, as he had led Russia in the famous Russian-Ottoman War, which he won. The Emperor's first General Headquarters after crossing the Danube River over had been two kilometers away, in the neighbour village of Gorna Studena. Nowadays there is a beautiful and authentic war museum, to remind of the battles from this war.
