Property situated in the village of Gorsko Slivovo, Letnitsa Municipality, Lovech District. The village is located in North-Central Bulgaria at the foot of the Balkan Mountains, 40 km away from the town of Lovech and 65 km from town of Gabrovo.

The property is located at the outskirts of the village and at the same time on walking distance from the village’s centre. The estate comprises of a charming, very-well kept house, 1000 sq. m. of land (in rectangular shape), lots of farm buildings, drive-way and a water-well.

The house is on two floors, in very good condition, plastered inside and outside. The first floor offers a big kitchen, good sized cellar and an entrance hall. For more comfort inner bathroom could easily be added. The disposition of the rooms, suggests several options - for instance the kitchen could be connected with the cellar and used as an open plan living room with kitchen and dinning area, and a wet room could be added in part of the cellar. Attached to the main house is a small single room which could be used as a dry storage or connected with the house and used as a bathroom with WC.

Outer cement stairs are leading to the second floor. It starts with a glazed landing area, corridor, three bedrooms and a shower room, which is an advantage for the comfort of living. Yet there is an attic with the same size as the other two floors, which could also be used either as a storage, or with some building work could be converted into a third floor with its own bathroom for example.

The house is facing south, which is an advantage especially during the winter days. The gorgeous views towards the plateau and the nearby hills are a completion of the idyllic picture surrounding the house.

Outside the house is the yard, spreading over 1000 sq. m. of land, very well-kept and in rectangular shape. It is surrounded by a white hewn stone, which is very authentic. The yard provides many opportunities - a swimming pool for example would add lots more charm and value to the property. Another option is growing any kind of plants (fruits, vegetables, flowers, trees, etc.), as the climate and the soil are very generous. A nice, well landscaped garden would bring even more cosiness to the property. There is a draw-well which is a big plus to the estate, as the water from the well it never ends and it is free of charge, usually used for watering the garden, filling up a swimming pool, or as an alternative water supply for the house.

The property benefits from its farm buildings, which are approx. as twice as bigger than the house. The barns are attached one to another, and some of them are as high as a two-storied building. This makes them easy to convert into almost everything- from BBQ area, workshops and playing rooms to a second house with its own bedrooms, kitchens, living rooms and bathrooms.

Next to the outbuildings is the driveway, which allows parking several cars into the yard. The house is accessible through all seasons via asphalt paved road in very good condition.

Water and electricity are connected to mains, there are water fountains inside the house and outside in the yard. There is electricity and water in some of the outbuildings. Internet and Cable TV could easily be provided. The house is in very good condition, but for more comfort would need some modernization work.
