Property situated in the village of Vabel, Nikopol Municipality, Pleven District. The village is located in North-Central Bulgaria, 5 kilometers from the Danube river (and the Bulgarian- Romanian border), 45 kilometers from the City of Pleven, 130 kilometers from Veliko Turnovo and 180 kilometers from the capital Sofia.

The property is located at the outskirts of the village and still on walking distance from the village’s center. The estate comprises of a charming, very-well kept two-storied house, 1000 sq. m. of land (in rectangular shape), lots of farm buildings, and a drive-way.

The house is facing South-East; it is on two floors and in very good condition (plastered inside and outside). The first floor comprises of three rooms, a corridor, and glazed entrance-hall. The second floor offers another three good-sized bedrooms, and a corridor. As there is plenty of space, bricking-up inner bathrooms on both floors would be no problem.

There is an attic with the same size as the other two floors, which could also be used either as a storage, or with some building works could be converted into a third floor.

Attached to the main house is the so called “summer kitchen”. As the name says it comprises of a kitchen and a bedroom that could be used as a living room.

There are additional farm-buildings in the yard and one of them, which is currently used as a storage could be easily converted into a house for guests, as it comprises of three rooms, corridor and a fireplace. The other farm buildings  are: barn, granary, hen-house.

Next to the outbuildings is the driveway, which allows parking several cars into the yard. The house is accessible through all seasons via a paved road in good condition.
The yard spreads over 1000 sq. m. of land, well kept and big enough for adding a swimming pool. The soil is generous and suitable for growing anything – fruit-trees, vegetables, flowers, etc. A nice, well landscaped garden would bring even more cosiness to the property.

Water and electricity are connected to mains, there are water fountains inside the house and outside in the yard. There is electricity and water in some of the outbuildings. Internet and Cable TV could easily be provided. The house is in very good condition, but for more comfort would need some modernization work.

The village:

35 kilometers North-West from the town of Pleven, and just 5 kilometers South from the Danube River is located a nice and peaceful village called Vabel. The name of the village has an archaic Bulgarian origin and means a deep draw-well. And that's true-almost every house there has a well with water coming from more than 40 meters depth.

The village is situated on a plateau, which provides beautiful views to the surroundings. The soil is very generous that's why one of the major occupations in the village is agriculture. The population of the village is about 1000 people, most of them Orthodox Christians. One of the sights of Vabel is the church built from rocks and lead. The village offers all the basic utilities like post-office, pub, shops, cafes , gas-station etc.

Pleven Region encompasses the central part of the Danube Plain and a section of the fore-Balkan Mountains. It is bounded by the regions of Vratza, Lovech and Veliko Tarnovo and north by the Danube River.

Pleven Region is a well-developed agricultural region. There are deposits of natural oil and gas near the town of Dolni Dubnik and the village of Gigen. The most important water resources in the region are the Danube River and its tributaries, the Iskar, the Vit and the Osam rivers.
